Beverly's Cool House - Barley & Pfeiffer Architect

A couple approaching retirement age, and relocating to Austin, wanted to maximize resources in the building of their unique theme.The wife’s sister will live with them in a co-housing arrangement that allows separation of the couple and sister’s personal spaces while sharing the public spaces. A home office for all three of the owners was designed into the scheme. Located at the crest of a steep hill, in an established neighborhood, the lot offered breathtaking views, yet faced squarely into the hot Texas afternoon sun.

The strong prevailing breeze was amplified by the precipitous drop below, to the neighbors rear yard. Hence the extensive use of shading trellises, awnings, covered porches, and screened porches to allow the enjoyment of natures gifts while being protected from her harsher side.

The owners’ progressive tastes inspired the architects to experiment with dynamic forms inside and out while utilizing traditional building techniques. A multi-story scheme with a walkout basement allowed for this, while making full use of the compact site.

“Green” principles abound beyond the use of careful site planning and orientation. Energy efficiency features include careful window placement and overhang sizing, a ventilated radiant barrier metal roof system, a central stair tower designed to enhance the flow of natural ventilation by creating an internal thermal siphon, a hydronic (water based) heating system, and a water tower enhanced cooling system that works better the hotter it gets outside! “Green” building materials selections include the use of post consumer recycled cardboard for the wall insulation and siding, utilizing locally quarried stone and a mix of exterior cladding materials that are light in color to reduce solar heat gain.

These features, along with many others, demonstrate that one can achieve significant environmental compatibility without resorting to unusual building techniques.

Their aspirations were realized in a cozy home that was designed around existing oaks, prevailing breezes, the use of maintenance-free materials wherever possible and careful orientation.

A buried 45,000-gallon rainwater cistern provides all necessary water for living and landscaping.

The Owners hired Barley & Pfeiffer to help them achieve the craftsman style look, detailing, and lifestyle they desired, while also adhering to the highest of Austin’s green building standards.

It was very important for the Owner re-create a strict interpretation of the early 20th century Bungalow style – only adjusted as needed to meet today’s lifestyle – to house all the period furniture, art, and fixtures they had collected over the years.

This home, with two active children, centers around family activities, and respects today’s lifestyle expectations. The scale of the house is larger than many of the pre-existing homes on its street but blends into the neighborhood fabric and scale. The site, located in Tarrytown, suggested a home that opened to the neighborhood while providing a quiet retreat for the family.

The finished house, with its broad open front porch, interacts with the street and the neighborhood in a welcoming manner. An open carport at the rear of the property creates an additional outside covered play area.

The “Craftsman Cottage” has received a Five Star rating from the Austin Green Building Program, yet doesn’t look “green” and pays homage to the dominant “Craftsman” style of the pre-existing and well-revered homes in the neighborhood – dispelling the myth that one has to “Go Weird to Go Green”.

A comprehensive approach was taken from the start of the programming and design process to integrate sensibly placed advanced mechanical, lighting, hot water, passive cooling and other energy conservation systems.
